life estate

my father left me his property and

assets but left my step mom a life

estate ''subject to existing expenses,

utilities and repairs'' she thinks i am

to pay all but her utilities. what does

this mean? have i been left an asset

that i am to get no benefit from and

must pay for? also how would the

deed need to be transferred into

whose name? taxes? how does this

work normally?
