There is no "time frame" to void a signed lease, assuming you've signed it. If you've got a valid basis for voiding the lease, or if circustances cause the lease to be void are things you need to talk about with an attorney, who would need to review your lease. Unless there's a provision in it allowing for canceling the lease within a certain time frame (and it's likely you would have been aware of this on the front end), then you probably can't just cancel arbitrarily. If there's a reason you want to cancel it because of something like misrepresentation with respect to the leased property, then you might have a valid reason for backing out of the deal.
