ex-daughter in-law being difficult

my father in law is the owner,and mortgage holder of a townhouse.

he signed his name to it due to his son/daughter in laws terrible credit.

they are in process of a divorce,and his son is no longer living there.

we did a title search recently and my father in law is the sole name on documents,however in november/2003 when their relationship was in better terms,he quick claim deeed the house to them.

he pays the mortgage,taxes ect, and the deed was never recorded by the ex daughter in law in the county where the house is.it was recorded originally in another county?

he wants her out and wrote a 30 day certified notice to her to leave in order to prepare for sale.

she received it,however still is being difficult.

my father in law intentions were for the benefit of his sons/grandkids well being.

she will not allow him to see kids,come to house him/father own,ect,ect.

he is extremely distraught regarding this quick claim deed he obviously regrets doing.

what position is he currently in,and how does this effect the property ownership status?

the 30 day notice was served two weeks ago and he is not sure on how to prepare for the next step?
