Legal Question in Landlord & Tenant Law in Illinois

We have lived in the same Mobile Home community for over 15 years, the park itself was sold a few years ago and has now gone through a merger with another company, yet we have never been asked to sign a new lease agreement for the lot that we rent. At the beginning of the year we began to be charged for trash pickup, which had been included as part of the monthly rent we pay, and now we are being told that they are installing water meters on to the home that we own, and will begin charging for water usage at the start of next year. With all these additional fees, that are not part of the lease we signed over 15 years ago, is this legal? In my opinion we should have been asked to sign a new lease when the park was sold, or even when they decided that trash was no longer to be included in the rent we were already paying. The lease that we signed stated that these fees were part of the monthly rent.

I'd have to see the lease to make this judgment, but it sounds like their actions are not legal. They may be in breach of the lease, which would entitle you to recover the payments for trash pickup and for a declaration that they may not charge you for water meters.

My contact information is in my profile if you would like to discuss this matter further.
