Landlord rights

Is the tenant liable to repair screen door that I purchased new 6 months ago? Can I leave possesions of mine in the basement of the house? The tenant took a light fixture off and left the wires hanging taped up is he allowed to remove electrical wires.

If he damaged it beyond normal wear and tear, probably so.

If you're going to do something like that, (which seems like a bad idea to me) you should exclude the area you're using from the lease.

Was there a fixture there when he took possession?

Is there a damage (security) deposit? If so, deduct the cost of the screen door from this, and then ask that the security deposit be brought up to what it should be. If not, serve 5 day Notice. Based on the foregoig, it should be obvious that a tenant can't pull electrical wires, etc.
