How legal is a quick claim deed

The term is "quitclaim" and it is legal, but may not give as much protection as a "warranty" deed. The main difference is that a "quitclaim" deed only gives you what the grantor/seller has, and that could be . . . nothing! However, in the law (at least in Illinois) anything other than a "warranty" deed, which gives the buyer/grantee various protections. That means that a deed from a trustee, for example, is a "quitclaim" deed. Which is why in many (if not all) transactions, a title insurance policy accompanies the deed, since the title insurance company is 'guaranteeing' what you're getting.
