Insufficient info but will assume there is NO written lease.

Would need to know:

1. Do they pay you rent?

2. How often do they pay you rent: weekly, monthly?

If they are supposed to pay you rent and they don't, the normal process is a 5-day notice and if they don't pay in full or leave, you have to file an eviction lawsuit against them.

If they pay rent but you want them out, you have to give an appropriate notice of non-renewal based on the rental time period and if they don't move after the applicable period you would have to file an eviction lawsuit against them.

Therefore, the first step may be to have a sit-down and let them know it's not working out and see if they will leave voluntarily but if they want "time" to ponder you need to set a deadline after which you would issue the appropriate notice and start the formal process.
