renting out house
Can estranged wife of 3 years rent my house out? I pay mortage. Her name is not on mortage.

If you are still married to her you have a problem. You need a divorce lawyer, not a real estate lawyer.

If she is still on the deed, she is a part owner and can do so. I suggest that you repost this in family law and ask what can an estranged wife do with a house that both of you own when no divorce has been filed.
