hello my wife and I have been late on our rent twice. Our rent normally is 595 a month. the late fee after 5 days is 680 a month is that legal? also our land lord is stating that in the contract we must pay 680 for the remainder of our lease do to the fact that we have been late twice is that legal?

Illinois law has no general rule regarding late fees; everything is based on what your lease says, and without seeing the lease to see if it was properly calculated, it is impossible to confirm the amount is correct per lease. HOWEVER, some communities, such as Chicago, Evanston and Mount Prospect, for example, place limits on late charges. Check with your community to see if there are limits on late charges. Also, under Illinois law if your landlord attempts to give you a statutory 5-day notice then again Illinois law says only "rent" can be included - local laws may allow for more to be included. Best to show your lease and any notice the landlord has given you to an attorney to review.
