Legal Question in Landlord & Tenant Law in India

My mother purchased a house in Chandni Chowk, Delhi. The ground floor of this property is occupied by some tenants since 1950. However, no agrrement is issued by any owner of this property. The tenants continued to pay the rent of Rs 250/- per month using Money Order. However, one of the tenant is recently passed away and we have not accepted the rent sent by his son through a Money Order. Cab we get the possession of the property or raise the rent according to the market price.

You may seek fixation of "fair rent" for all the tenants by filing appropriate legal proceedings in a court of law.
