Power of attorney issue

There is a plot of 133 yard in New Delhi. We three have bought this plot with the division 0f 50+50+33 = 133. Among them two shareholders are present in New Delhi and one (me) in Dubai. PLease answer the followings:

1. Is it possible to have a 'Power of attonery' with more than one party mentioning their exact share?

2. Is it neccessary to be present physically during registration?

3. If two are present one is absent, does it make any differences?

1. For what purpose power of attorney is to be given is not clear.

2. Physical presence is necessary for registration.

3. This will depend on nature of transaction.

You can appoint any one else in Delhi through a 'special power of attorney' which you can execute in Dubai, to deal with your share in the plot.
