Can a renter break their lease if the place they are renting increases their rent $300? I have found a new place and they want to charge me $1200. pluse #800. to break the lease. I only have 3 months left on the lease.

If the lease agreement does not allow for changes in the rent during the term of the lease, then the landlord has changed the lease on you without your agreement. If the lease does allow for increases in the rent, then you are out of luck. If you were to move out, the landlord has a duty to mitigate its damages - that is get someone into that apartment instead of just letting it stay vacant. I infer from your very brief statement of the facts that the landlord wants you to pay for the months left on your lease plus $800.00. To me, that sounds like unjust enrichment. I suggest you find a local attorney. It will be cheaper than your moving out and then having to fight the landlord.
