land questions

My ex-husband was awarded some land in our divorce settlement. I signed a quit claim and sent it to him. Now six years later after his death, I find he left the property in my name and never changed the deed. Is the land mine?

I am afraid it is may not be so simple. Recording a deed is basically a step in transfering property that protects one against other claimants to the property. It does not actually convey the property. You technically conveyed your interest in the property when you signed the deed and delivered it to your ex.

One question that would have to be whether the property was left in a will to another person. Or, if no will was left, is there an intestate heir claiming the property.

At this time, because the deed was not filed, anyone else claiming the land would have a hard time getting clear title. You really need to take all the documents you have and go see a lawyer about this.
