Commercial Property sold with residential restriction

I purchased an advertised commercial property to start a business and after a year I attempted to sell the property to a trucking company and it was discovered that the property had a residential restriction, and I lost the sale. Now the real estate company has avoided my calls and I filed a case with the real estate commission which seems very limited about what they can do. The result is that I still have a piece of property that I payed commercial price for and have no way to sell it. Is the realtor and the real estate company liable for selling me property listed for commercial purposes which turns out to have residential restrictions prohibiting commericial use?

This is not a "do-it'yourself" deal. You have some serious issues and more facts need to be known before any serious advice can be given such as (1) Did you have the title examined? (2) How much did the seller involve himself (3) how was the contract arrived at?, etc. This time, the ONLY ADVICE THAT YOU CAN GET on the internet is to IMMEDIATELY set up a consultation with a local real estate attorney. Quit wasting your time trying to contact anyone else like the realtor. The medical equivalent of this is an untreated gunshot wound to the chest.
