Title Examination

I'm purchasing a modest house for my daughter for cash. The current owner purchased the house 4 years ago and had full title search and title insurance. Do I need to pay a fee to an attorney to do another title exam? Or can I just save myself the money. Thanks

I would strongly recommend a title examination before purchasing any home. A title exam will reveal any mortgages, liens, unpaid taxes, etc., as well as any restrictions, easements or encroachments on the property boundaries. My title company would be happy to assist you with a title examination and closing, for a very reasonable fee. Having a title company or attorney search the title and conduct the closing also gives you additional assurances that any liens or mortgages on the property are properly paid off at closing and released with the county clerk.
