Legal Question in Real Estate Law in Louisiana

rental agreements

I rent my home to a person with ,rent to own , he has a 10 day grace period. Does this mean that he can be 10 days late every month, and there nothing I can do about,or is he still leagally supposed to pay by the due date. The realtor has told him I cannot do anything if he pays within the 10 day grace period. He has been there for one year and only actually paid on time twice.

As long as the payment is made within the grace period, the payment is timely. So, if he had paid within the grace period each time, he has never been late.
