My Mother is dead Me and my 2 nephews are her only living relatives she has a house and some land that is all of our names I want to sell this property the nephews have agreed to let me sell they want nothing they said they would sign don't know what form we need to fill out

Before any bank would lend someone the money to buy the property you would have to obtain a Judgment of Possession, if you don't already have one. Since her estate is simple and small it should be possible to find a lawyer to handle the matter inexpensively.

If this has already been done, any lawyer could draft a limited power of attorney in which your nephews could sign over to you the right to sell that land. I would ask my bank if they have access to such a document since they finance real estate loans everyday. If not, any of the lawyers they use for property closings would have one.
