my father n mother lived in lousiana. my father passed in 2005 w/o a will. he had three children myself, my sister, and my half-sister(from a previous marriage). my sister n i would like to donate the house to my mother because it is what my father would have wanted but we can not get our half-sister to sign away her portion. What can we do? a sucession has not been started n there is no administrator. also my sister was 16 at the time of my fathers death n i was 22 the half-sister was 34. Is there any loopholes that could give my mother the house?

No loopholes. Since your father died intestate, his children inherited his one-half of the community assets.
