Legal Question in Real Estate Law in Maryland

My home was listed for a short sale and I signed a contract with a closing date of 12/31/12. The mortgage was sold to another servicer who is reviewing this offer. My real estate agent has been very unprofessional and disrespectful and I have told her and her broker that I no longer want their services. I discovered that she has been going forward with the proposed sale without my knowledge. Am I legally obligated to continue with this real estate company? If I change my mind about selling and request, in writing, a separation from the real estate company can I be sued?

If this sale goes through the broker will be entitled to its commission since they were your agents when the contract was presented. If it falls through, you can sever your relationship when the listing agreement expires and start up with a new broker. By the way, as long as the prospective buyer has complied with their obligations under the contract and the only reason for the delay is the decision of your lender to approve it, you can't legally back out or you will be sued by the buyer.
