Two owners, one want out

My sister in law and I own a home and I want to sell she doesn't. I have moved out, but need my equity. How can we resolve this?

Assuming the sister can't or won't buy you out, your only recourse is to go to court by filing a suit known as a partition action. You are asking the court to appoint a trustee to sell the property and distribute the proceeds. You will incur the additional costs of the trustee's fee, in addition to other court costs and selling costs. So it's much better to try and work things out with her if at all possible.
