Legal Question in Real Estate Law in Maryland

Subleting

We moved into a house of 7 (5 people are on the lease) and we randomly selected rooms. One of the lessees wants to move out and another tenant wants to move into her room. Is the person moving out responsible for filling a space in the house or her room specifically?

Re: Subleting

As far as the landlord is concerned, each of the 5 who signed the lease is responsible for paying the entire rent. As far as your individual responsibility is concerned, that's up to whatever agreement or understanding you made among yourselves. If it was understood that all 7 would contribute equally to the overall rent regardless of room quality, then the departing tenant should have to find a new 7th tenant or continue to pay his/her share until someone else moves in. If the agreement as to who pays what is based on the rooms, and the departing tenant is paying 1/5, then the rest of you need to find the replacement tenant.
