Legal Question in Business Law in Massachusetts

my name is solomon, my lease will expire ending of this month. I receive a rent increase from my landlord on 7/28/10 so went the next day and told him I can't afford the increase he told me not to worry and will get back to me. I continued to make several phone call's to him but no response. I went ot the office again and the secretary told me rent increase is not negotiatable. I gave them letter of terminatgion on 8/18/10, now my landlord is claiming I have breach the lease agreement which i did not give 60 days notice. I'm very confuse and need help.
