Legal Question in Landlord & Tenant Law in Massachusetts

we rented a beach home for our vacation week. Power was lost due to a hurricane for 3 days ((60 hours) - is the landlord obligated to reimburse us for any amount of our rent? We paid $3,000.00 for the week and lost electric, including hot water. We also incurred expenses ($100.00) to keep most of our perishables cold. Is there a percentage of the rental that is reasonable to expect back, as the renter. The lease has a clause stating that "acts of god" are not the landlords responsiblity, however compensation can be negotiated on a per diem basis between the landlord & the tenants.

Based on the information given: legally he is not required to give you money back for rent. However, you are entitled to negotiate something with him, so if you lost 3 days of 7, ask for 3/7ths of the rent back and see what he does. He should at least reimburse the $100 for perishables.
