My tenant has not paid rent in the last 5 weeks and told me a week ago that he was vacating and would be out in 3 days. I have not seen him and he doesnt answer my calls. All his belongings are still in the apartment. What rights do I have now to enter the apartment. How can I contact him if he doesnt answer the phone Can I call his emloyer This is in the state of Massachusetts

Send the Tenant a 14 day notice to quit. Have it served by a local constable so it is properly served.

You can enter the apartment to determine if the apartment is in good order. Do not do more than determine that there is nothing wrong in the apartment and then leave. Knock before entering. Announce yourself as you enter. If the tenant is there, ask if you can inspect the apartment then, if not ask when.

After 14 days, serve the Tenant with a Summary Process Complaint to vacate the premises.
