ex-boyfriend on Deed and Mortgage

I bought a house with my boyfriend 6 months ago. Both our names are on the Deed and Mortgage. We just refinanced 1 month ago. We have broken up and he doesn't want to move out of the house unless I have his name removed from the mortgage and deed. He cannot afford to pay for the house, but I can. He will not sign a quitclaim unless I refinance in my name, which I can't do at this time because it is such a big loan and I was having credit problems. I will be able to refinance next year with no problem. In the meantime what can I do so my ex-boyfriend will sign the quitclaim deed and move out.
