Purchase and Sale agreement

Hello,

I just want to know how to write correctly the paragraph (in the sales agreement) in which I want to be sure that seller will be out of the house by the specific date stated in the argreement even if he doesn't find a new place of residence for himself. He verbaly agreed, but I want to be on the safe side.

Most forms of P&S agreements state possession is to be granted free of all tenants and that time is of the essence. For a more specific answer I would need to see the form of agreeement you are using.
