Legal Question in Real Estate Law in Massachusetts

Real Estate

Is there some kind of law that would protect a new homeowner should a major problem happen after purchasing the house 6 weeks ago? Our oil boiler went and Burnam Company will only honor the lifetime guarantee if we were the original owners of the house.

There is such a thing called a ''lemon law'' for car purchased that protects you of any major problems that may occur for a month, but is there such a thing for a purchase of a house?

Re: Real Estate

If possible, you should find out whether the prior owner has a copy of the warranty which came with the boiler.

Other relevant facts include what the problem was, whether it was safety-related, whether there have been any product safety recalls, how old the unit is, etcetera.

Assuming that you had no separate warranty (such as that offered by some real estate brokerage houses), your rights may be somewhat limited. From your question, I assume that this is not new construction.
