Life Esate Tenant Vs. Remainderman

There is a life esate left for 5 more years. Life esate tenant wants to force remainderman to sell interest minus value of life esate. remainderman wants to wait until life esate is over.

It does not seem that your terminology is clear. A life estate exists for the entire life of the tenant, so how could anyone know that someone would die in 5 years?

More details would be necessary in order to adequately respond to your inquiry. For instance, where did the "life estate" come from? Does the "life tenant" want the remainderman to sell their interest to the "life tenant" or some third party?
