Landlord tenant leases

I have a tenant who recently signed a lease that restricks "visitors" to 5 days. Without permission.

On the 5th day the tenant will pay an extra $300 rent.

The "visitor"is her daughter,who has a child with her.

She is arguing that the rent cannot be raised but I contend that the lease states that I can. Also can we evict the daughter without notice. The last place she lived is absolutely destroyed. We don't want her there.

Leases are primarily contracts. The rights of the parties are whatever the document says. If the lease says your tenant is to be living there exclusively and that anyone else there is a visitor, then you are in a strong position. To really advise you, however, I would have to actually see the lease. I've seen a lot of crazy language in home made lease agreements.
