commercial lease misrepresentation

i leased out from a real estate agent a piece of land , were he specified on the lease that the purpose of the lease is to operate a used car lot. after 8 month paying rent i knew that this land need 300 000 work in order to the town to accept it as a used car lot. can i sue to get componsation for my money loss? do i have a case?
