why would my mortgage company ask for a substition of servicer

They don't "ask"; they tell you. Servicers only collect payment on the mortgage and pay real estate taxes and insurance premiums and pass the rest of the principal and interest on to the mortgage holder. Mortgage servicing is routinely sold and transferred, and the borrower is notified so that payment will be made to the correct company.
