Landlord vs. Tenants Rights

With a mth. to mth. very basic lease what would be the proper procedure to follow to get the tenants out? What rights do the landlord have? What rights does the tenant have?

A landlord must file an eviction action in order to have a judge remove a tenant. The causes of action are a bit different depending on the number of tenants, and whether or not the landlord lives there, but the eviction must still go through the court (even for a month-to-month tenancy).
