does a landlord have the right to request the tennant to have $500,000 in renters insurance and to have the landlords as an insured on that policy? I never heard of this before.

Is there a guidline which a landord has to abide by in regards to furnishing an existing leasee with a copy of the new lease prior to the existing ones expiration date? Especially when the landlord attempts to make unreasonable changes in the proposed new lease. Thanks for your help.

A landlord can make renter's insurance a requirement for renting. Not sure about the second part, but will look into it.

If your landlord is offering you a new lease, he must do so in writing and give you the opportunity to object to "unreasonable" changes. Obviously, what is reasonable and what is not is always a sticking point. If you think something is unreasonable, put it in writing and send it to the lanlord describing why you think it is unreasonable and that you cannot accept the new lease with those terms.
