Legal Question in Real Estate Law in New Jersey

obtaining title on abandoned property

In a landlord tenant scenario, once there is a court judgement that the property is legally abandoned, how does the landlord obtain legal title to personal property i.e. a boat. And, once title is obtained and the property sold is the new owner entitled to keep all proceeds?
