squatters rights

a neighbor who lived next door has now built behind us on property he owned. He know informed us after 21 years that the fence which separates the properties is not right and has informed us that he plans on putting a new fence up and taking approx 18 inches of our property. We have looked at our survey and can not tell, the existing fence is not there.

First: does he have a right after 21 years to just take the property we have mantained.

Second: If yes, what is the requirements for putting up a fence. Is the fence put on the property line or is it required to be put so many inches in off property line.

Any advice you can give me would be greatly appreciated

I have been doing this a long time. this is a common problem, and he is really being unreasonable to just demand this.

If you have tried talking to him and gotten no reasonable response, then you need to talk to an attorney. A response from a lawyer on this website will not solve your problem.
