Legal Question in Immigration Law in New York

I am a F1 student working on my Master degree. I am allowed to work full time on CPT so i do have an income. I do have 2 questions:

1. can i get a mortgage loan?

2. Am i allowed to rent out part of my house to many tenants? since that will generate extra income. Thanks
