Legal Question in Landlord & Tenant Law in New York

Lease Agreement with roomates

We are considering renting to four roomates that have recently graduated college. This would be their first apartment and we want to make sure that they understand the responsibilities in the lease. If the rent will be divided four ways and four people are on the lease, should we collect four separate checks? Please advise.

Thanks

Re: Lease Agreement with roomates

The issue is not really the mechanics how you collect the rent, the real issue for you is the liability of the individual tenants. If one moves out are the others obligated to psy the full amount of rent, even if the tenant had not left. I would be happy to review the lease you are intending if you like.
