Legal Question in Landlord & Tenant Law in New York

Lease termination notice
I have a lease which I would like to terminate before the expiration. The lease states that I must give the landlord sixty (60) days notice. My understanding is that only thirty (30) days notice is required outside of NY city. Can I be held to the 60 day limit or is 30+ days sufficient notice? I understand that I will have to pay a penalty of one months rent, but the lease also calls for repayment of any concession amounts to date (i received a break dollar wise on the security and the first month's rent on move in 3 years ago). Am I liable to repay that money?

If the lease says 60 days, that's what you agreed to. You may also have to pay up that first month's rent.
