Name off of mortgage

I recently completed a divorce.

The only loose ends I still have are

1. Having tough time getting name off of home mortgage.

2. I have not signed off on the deed until I am able to get name off. (that is also holding up in me getting divorce monitary settlement)

Ex-wife would like to get my name off also, but doesn't make enough money to refiance by herself. She has a willing co-signer but current bank mortgage is through won't allow one? (Co-signer must live in home?) I don't live in home but they allow me to be cosigner?

Is this a universal bank policy? Is there anything I can do? I am not able to move on with my life. Can't get own home, new car, etc..

No bank will remove a name from a mortgage without a refinance.

Unless refinanced, they will not let you off mortgage.
