Legal Question in Real Estate Law in New York

I rent a suite of therpist office space and I sublet an office without a lease to a therapist. She has never paid rent on time and is now 2 months past due. I served her with a notice that she must vacate and she moved out. However, she states that this was an unlawful eviction because I told her she had until the end of the month but I changed the locks when she moved out 2 weeks early

If she abandoned the premises you have the right to change the locks. Generally, abandonment is determined by delivery of the keys.
