a parent dies without a will...what to do about real property

My mom passed away recently without a will. She only has a home which is still being mortgaged. She is behind in her mortgage by 4 months and I cannot afford the current mortgage rate, but would like to live in the home. I only have one sibling, which is in agreement but what do I do
