life time rights in a home

what rights do you have if you have life time right to a home that was given to a son?

Generally you are entitled to all ordinary uses of the land - you can live on it, or rent it out. If you rent it out, the lease needs to terminate upon your death (if this is a life estate that is based on your life).

Generally, you would be responsible for ordinary repairs and taxes on the property.
