Legal Question in Real Estate Law in North Carolina

We live in the Charlotte area of NC and have a large bonus room with separate bath and walk in closet upstairs in our home. It is the only thing upstairs and we would like to rent it out. Is it legal? For instance, do we need 2 egresses or make any changes to the space to get approval. The neighbors are nosey and would find out. I would like to do this correctly. THere is no HOA in our neighborhood and our home has 4 bedrooms. It's just my husband and I now that the kids are all grown and out on their own.

You had best consult an attorney in Charlotte or go ahead and review the zoning ordinances and check with the city and county for any regulations. If there is no HOA, than that might be one less hurdle. There also may be restrictive covenants so you might need to check those as well.
