In ohio if the county auditors office shows you as the only owner of the premesis then you can go to the statutory eviction process after giving them notice to leave. Ohio revised code 5321.17 requires 30 days notice to terminate such tenancies. So as long as you give that notice before The first of the month Then the notice will begin to calculate On the first of the month. But if you give the notice after the first of the month Then you will have to wait until the start of the next month for your 30 days to begin counting.

Once the 30 days are up then you can file the statutory eviction process after posting a 3 day notice to vacate on the door promises. If you go to ohiolandlordtenant.com Or ohioevict.com You can find information on the ohio statutory eviction process.
