Legal Question in Wills and Trusts in Ohio

My Aunt passed away. She lived in California and left a non revocable trust. No on named in the trust in disputing anything. But during probate it was found she owned land in Ohio that she collects non participating royalties from. Do we need separate probate in Ohio?

Yes, you will have to do a separate ancillary administration in the county Probate Court which the land is located in order to transfer to land in Ohio. You will not be able to transfer the property otherwise unless it was held in the name of the trust or if there was a transfer on death affidavit filed and recorded on title to the property.
