My children damaged a tree at a friend�s house. After she agreed to pay for any damages her landlord wanted her to sign an agreement that the children won't be back on the property. Does she have to sign the agreement and can she be evicted if she doesn�t'?

The landord probably doesn't have the right to demnd it during the current term of the lease. However, he may be able to place restrictions in the lease renewal.
