Legal Question in Real Estate Law in Pennsylvania

I have no credit score and i bought a house from a lady. I have all the paper work to prove it .The house was mortgaged so me and the lady decided to pay off the mortgage in her account wile i can make myself a credit score. I have paid every single bill on time. The question is she will give the account to the bank. What should i do? And how should i solve it wen i have no credit score.

I don't know what you did but it sounds like you did something without consulting a real estate attorney to make sure that this was done correctly.

It is improper for this woman to sell her property to someone else without violating the due on sale clause. If the mortgage lender finds out then the whole balance remaining on the mortgage will be due.

Assuming that the mortgage was paid off (I hope you have documents to reflect this and you just did not pay her money) then she could be an owner-financer. She could report your on-time payments to the credit bureaus if she wished.

However, you need to see an attorney to see exactly what you have done here.

PS - the way to build your credit score is not by engaging in bizarro transactions like this. Start by getting a secured credit card that will allow you to graduate to a real credit card in 1-2 years. Use the card to buy yourself a tank of gas or groceries and pay the bill off. Paying your bills on time and having a good mix of credit (car loan, mortgage and 1 or 2 credit cards with zero balances) will help. For people who do not have credit, some non-traditional sources will report to the credit bureaus. These can be places like utility companies, landlords or car lenders (like buy here pay here types of places).
