midnight conversion

I bought investment property in Philly that was sold as a 2 family unit. My application for a rental license was denied because the house is a legal single family dwelling. This was not disclosed at the closing.

That's what due diligence is supposed to cover. You should besides getting good title have checked the assessor's office to see what the taxes are and how the property is classified.

On the other hand if the sales contract specified that you were buying a duplex and they seller's said it was and then after the close you find out the truth that's another matter as its either a case of misrepresentation or fraud.

If the contract didn't say, then you should have checked.
