Legal Question in Real Estate Law in Pennsylvania

I sold a vacant lot to a home builder one year ago. He now says that the lot is unbuildable due to wetlands. I had no prior knowledge of any wetlands, nor did i offer any type of warranty. He had ample time to perform any tests or further investigations prior to the purchase, he chose not to. Now he wants his money back plus costs. Am I obligated to return his money. Whatever happened to Buyer Beware?
