My tenant wants to start a small child care business in the house I own. What can I do to protect myself and what am I responsible for?

I hope that you have a written lease that includes requiring the tenant to comply with all zoning and use regulations and that you have not warranted any use. You should also have a right to not consent to any proposed use.

If you are inclined to consent, make sure that you require the tenant to obtain all necessary approvals and licenses, and that the tenant carry appropriate insurance that will also protect you. You may want to check with your insurance agent. Be sure to have any lease changes relating to this written and signed by you and the tenant.
